Usage of facility management companies in different facility operating environments

Experiences and practical suggestions

Operation of a facility by a facility management company has been rather common since the end of the 20th century in Hungary.

 

However, a significant number of building owners and operating managers are not yet familiar with these companies, and are averse to cooperating with them despite the fact that joint work with professional firms specialized to operate the facility - including the partial or full outsourcing - in many cases can lead to significant savings and increased efficiency.

 

Of course an important question is who and in what cases should consult an expert facility management company for solving FM problems.

 

It can clearly be stated that the more standardized the task, the more profitable to outsource facility management activities. A good example is the hard and soft FM outsourcing tasks of an office building. The task is almost always standardized, making it ideal for a facility management company. Another attractive benefit is that if necessary the operational and engineering staff can easily be re-grouped from one site to another. It is no coincidence therefore that using FM companies is the most common in the office market.

It is not surprising that proportionately the smallest number of manufacturing companies choose external FM facility management companies to perform the tasks. The diversity and complexity of the different manufacturing processes requires serious preparation not only by the facility operator, but also by the proprietor considering outsourcing it.

 

If the proprietor is thinking about outsourcing, the first and most important task is the preparation of the building’s FM operating manual, in which all necessary data and processes should be recorded as accurately as possible. The FM Manual governs all processes regarding the operation of all facilities within the organization and includes the required documentation, defines responsibilities. Thus, the Manual summarizes the related control facility operations, and ensures accountability.
